The houses we take on, and what they look like after we've set them up.
We furnish and equip every property at our own cost before the first guest arrives. Your rent starts on the agreed date either way — the work below doesn't appear on a bill to you.
What we look for
4 and 5 bed houses, whole property, East London.
Family-sized houses work best for us because insurers place whole households and contractor teams book whole houses. Condition matters less than layout — tired decor is fine, we redecorate.
Size
4 or 5 bedrooms, ideally two bathrooms or a downstairs WC.
Type
Houses over flats. Parking and a garden help, neither is essential.
Condition
Sound and safe. Dated kitchens, worn carpets and magnolia walls are normal for us.
Before and after
Empty rooms, furnished at our expense.
Tap the toggle on each photo to see the room as we took it on. Furnishing a four bed house to a standard insurers and contractor firms will accept typically costs us £8,000–£12,000, plus the redecoration.
Living room — Ilford, 4 bed semi
Repainted, new flooring, seating for six, TV and wifi. Two weeks from handover.
Second bedroom — Seven Kings, 5 bed terrace
Bed, wardrobe, bedside storage, blackout curtains and hotel-grade linen.
Kitchen diner — Goodmayes, 4 bed terrace
Units kept, worktops and flooring replaced, table seating six for longer stays.
None of this is charged back to you.
Furnishing, redecoration, cleaning and consumables sit with us for the length of the agreement. At the end of the term the house comes back to you in the condition we took it, fair wear and tear aside — usually better decorated than it started.
