The process

Four steps, start to first payment.

From first call to signed lease is normally two to three weeks, most of which is waiting on lender or freeholder consent rather than on us.

  1. Step 1

    Property assessment

    We visit, measure the rooms and check what the house can realistically sleep. We look at parking, the state of the kitchen and bathrooms, and whether the layout suits a family placement or a contractor team. Usually 40 minutes.

  2. Step 2

    Fixed rent agreed

    We come back with one number and the term we'd commit to — normally 12, 24 or 36 months. If the figure works for you, it goes into a written lease. It does not change during the term, and it isn't conditional on us finding anyone.

  3. Step 3

    We furnish and set it up

    At our cost: furniture, white goods, linen, crockery, wifi, smart locks, professional photography, safety certificates for our occupation. If the house needs light work to reach that standard we'll say so up front rather than discover it later.

  4. Step 4

    Paid the same date every month

    Standing order on the date you choose, starting the month the lease begins — not the month we find our first booking. You get a single monthly statement and one phone number to call.
