Who stays in our houses.
Four and five bedrooms, one kitchen, a washing machine and somewhere to park. Three groups of people need exactly that, for very different reasons.
The mix isn't accidental. In Greater London, short lets are capped at 90 nights a year without planning permission — but a stay of 30 nights or more isn't classed as a short let at all, so it falls outside that cap entirely. Insurance placements and contractor lets typically run weeks to months, which means they can occupy a house for most of the year lawfully. Short stays sit underneath the 90-night allowance and fill the gaps between them.
For insurers & loss adjusters
Emergency & insurance housing
Alternative accommodation for policyholders whose home is uninhabitable after a fire, flood or escape of water — sized to keep a whole family together rather than split across hotel rooms.
Same-day response
Call or email before 4pm and you'll have a yes or no on availability that day, with photos and the exact address.
Move-in ready
Fully furnished and equipped down to bedding, kettle and cutlery. Utilities and broadband already live in our name.
Billed to the claim
We invoice the insurer or adjuster directly, weekly or monthly, with the claim reference on every line. No policyholder card details.
Extendable
Repairs overrun. Stays roll on a weekly basis without renegotiating, up to nine months.
Family-sized
Four and five bedrooms, so a household of five or six stays together with a kitchen and a garden.
Accessibility
Some properties have a ground-floor bedroom and level access. Tell us the requirement and we'll confirm honestly.
For contractors & construction firms
Contractor & commercial lets
A house for the crew works out cheaper per head than five hotel rooms, and they can cook, dry their kit and park the vans off the road.
Per-house pricing
One weekly rate for the whole property, not per person. Rate drops for stays over four weeks.
Trade accounts
Set up an account once and book by email or phone after that. No deposit per booking once the account is open.
30-day invoicing
Monthly consolidated invoice, PO number on it if you need one, payment terms of 30 days. VAT receipts as standard.
Practical fit-out
Twin rooms where it suits, a proper washing machine and dryer, boot storage, fast wifi and a table people can work at.
Parking
Off-street parking or a permit arranged at most properties. Confirm van dimensions when you book.
Weekly clean
Included, with linen changed. Access arranged around shift patterns.

Short stays
Family over for a wedding, a weekend in London, a week between homes. Our houses sleep eight to ten comfortably, with a kitchen you'd actually cook in and a garden for the morning coffee. Ilford is twenty minutes to Liverpool Street on the Elizabeth line.
We list short stays on the big platforms, so you book, pay and message us there with all the usual protections.
