The houses we take on, and where we take them on.

We're selective on purpose. A smaller, well-chosen portfolio is what lets us look after each house properly and keep every landlord paid on the same date.

The properties

What makes a house right for us.

We don't take everything we're offered. If a property isn't right we'll say so quickly rather than sign an agreement we'd struggle to honour.

Four and five bedrooms

Whole houses rather than flats or rooms. Space for a family or a team, with a kitchen people can actually use.

Sound, not perfect

Dated decor and tired furniture are fine — we redecorate and furnish at our cost. Structural or damp problems need fixing first.

Parking or a permit

Off-street parking, a driveway, or a street where a permit can be arranged.

Within our patch

Close enough for us to be at the door the same day. That's a service promise, not a preference.

Twelve months or longer

Agreements run 12 to 36 months. Anything shorter doesn't justify the money we put into the house up front.

Owner ready to hand over

You keep ownership; we take day-to-day responsibility. That works best when you genuinely want it off your plate.

We're deliberately concentrated. Every property is within about twenty minutes of us, which is why we can get to a burst pipe or a lost key ourselves rather than booking a contractor for next Tuesday.
